Scope of Work
Element PCC’s scope covered open-to-structure ceiling spraying, exposed structural steel coatings,
painting of gypsum board walls up to approximately 24 feet in height, standard tenant improvement
painting, pre-finishing and spraying of more than 40 doors, architectural lobby finishes, and
code-compliant egress pathway striping across office, warehouse, laboratory, and manufacturing
spaces.
Constraints and Execution
Execution occurred in a dense, multi-trade environment with HVAC, electrical, low-voltage, drywall,
carpentry, ACT, and ceiling grid trades working concurrently. Later phases overlapped with tenant
move-in, including installation of racking, forklifts, and manufacturing materials. Manufacturing areas
incorporated electrostatic discharge flooring, requiring grounding protocols and restricted access to
protect sensitive electronic equipment. Work at heights up to approximately 24 feet required careful
sequencing to avoid conflicts with other trades.
Materials and Coating Systems
Materials included spray-applied coatings for open-to-structure ceilings and exposed steel, standard
commercial interior wall coatings, spray finishes for pre-finished doors, and Sherwin-Williams Hot Fast
Latex Marking Paint for egress pathway striping. Striping was laid out using laser levels and field
measurements and installed via spray application with hand masking to meet Woodinville City Code.
Phasing, Coordination, and Changes
The project was delivered in multiple phases to align with construction sequencing and tenant
occupancy milestones. Element PCC adjusted work sequencing as other trades completed installations
and as operational activities began in completed areas.
Results
Element PCC successfully delivered commercial TI painting, light industrial coatings, and specialty
striping within a phased and occupied environment while maintaining coordination across multiple
trades and compliance with local code requirements.
