Scope of Work

The scope included interior commercial painting throughout public theatre spaces, featuring multiple colors and

sheen levels, sprayed finishes on detailed metal elements, and extensive lift work to access high and vaulted

ceilings. Work was sequenced to coordinate with other trades and support phased turnover requirements.

Intumescent Fireproofing Scope

A new interior stair assembly required a one-hour fire-resistance rating. Element PCC applied an intumescent

fireproofing coating system to achieve the required rating, with third-party inspection and approval coordinated

through Terracon. Fireproofing work was integrated with the general painting scope to maintain schedule

continuity.

Project Constraints and Execution

The project involved heavy trade stacking, compressed scheduling to support a September reopening, and

subsequent work under occupied conditions following reopening. Element PCC transitioned to early-hour access

for punch list and touch-up work, maintaining safe access, sequencing, and finish quality throughout all phases.

Results

Substantial completion was achieved on schedule. The fire-rated stair system passed inspection, high-end

finishes met client expectations, and the theatre successfully reopened while remaining operational during final

phases.
