Commercial Painting & Intumescent Fireproofing Seattle
Commercial Painting & Fireproofing Case Study – Seattle Children’s Theater
Project Overview
Element PCC completed a commercial painting and specialty fireproofing project at the Seattle Children’s Theater in Seattle, Washington. The work was performed for JTM Construction under a City of Seattle prevailing wage contract and supported major interior upgrades within an active public theater facility. The project required careful coordination to meet schedule, safety, and inspection requirements while maintaining operational readiness for reopening.
Quick Project Facts
Project Type: Commercial painting and specialty coatings
Client: JTM Construction
End User: Seattle Children’s Theater
Location: Seattle, Washington
Project Duration: July 15, 2024 – October 30, 2024
Contract Type: Prevailing wage / City of Seattle
Scope of Work
The scope included interior commercial painting throughout public theater spaces, featuring multiple colors and sheen levels, sprayed finishes on detailed metal elements, and extensive lift work to access high and vaulted ceilings. Work was sequenced to coordinate with other trades and support phased turnover requirements.
Intumescent Fireproofing Scope
A new interior stair assembly required a one-hour fire-resistance rating. Element PCC applied an intumescent fireproofing coating system to achieve the required rating, with third-party inspection and approval coordinated through Terracon. Fireproofing work was integrated with the general painting scope to maintain schedule continuity.
Project Constraints and Execution
The project involved heavy trade stacking, compressed scheduling to support a September reopening, and subsequent work under occupied conditions following reopening. Element PCC transitioned to early-hour access for punch list and touch-up work, maintaining safe access, sequencing, and finish quality throughout all phases.
Results
The fire-rated stair system passed inspection, high-end finishes met client expectations, and the theater successfully reopened while remaining operational during final phases.
Conclusion
This project demonstrates Element PCC’s capability as a commercial painting and fireproofing contractor in Seattle, delivering complex interior upgrades for public facilities while meeting prevailing wage, inspection, and occupancy requirements.
